Head of Property Management Location: Battersea, LondonSalary: 45,000 - 55,000 basic (60,000 - 70,000 OTE)Contract: Full-time, Monday-Friday, 9:00am - 5:00pm (hybrid working available Wednesdays and Fridays, subject to business needs) Highlights Take full ownership of the lettings function across a well-established portfolio of approximately 90 residential propertiesWork autonomously within a small, hands-on team where your input directly shapes how the business operatesGenuine scope for variety, spanning lettings, compliance, tenancy management and portfolio support About the opportunity An established residential property investment company, managing a portfolio of approximately 90 properties entirely in-house, is looking for an experienced Head of Property Management to lead its lettings function.

The business takes a collaborative, hands-on approach to property management, prioritising a high-quality service for tenants and stakeholders alike. This is a varied, fast-paced role suited to someone who enjoys autonomy and wants to be involved across all aspects of the lettings cycle, from marketing and viewings through to tenancy progression and compliance.

What makes the role exceptional This role offers full ownership of the lettings function rather than a narrow slice of it. You'll manage the entire tenant journey end to end, working closely with the Directors and Maintenance Manager, and have real influence over how processes are shaped and improved.

Key responsibilities Oversee the full lettings cycle, including advertising, enquiries and conducting viewingsManage offers, negotiations and tenancy progressionCarry out referencing and ensure compliance with all legal requirementsPrepare and issue tenancy agreements and associated documentationCoordinate move-ins and move-outs, including inventories where requiredConduct rent reviews and manage tenancy renewals and changesMaintain up-to-date knowledge of the Renters' Rights Act and other regulatory changesAssist with administrative aspects of property maintenance, liaising with the Maintenance Manager as needed Requirements Minimum Level 3 ARLA qualification (essential)Strong knowledge of current lettings legislation, including Renters' Rights Act changesProven experience in residential lettings or property managementExcellent organisational and time management skillsAbility to work independently with a high level of autonomyStrong communication and interpersonal skillsA proactive, flexible and hands-on approachWillingness to be flexible for out-of-hours viewings and move-ins/move-outs Rewards and benefits Basic salary of 45,000 - 55,000, with realistic on-target earnings of 60,000 - 70,000Hybrid working available on Wednesdays and Fridays, subject to business needsGenuine autonomy and ownership over the lettings functionClose working relationship with the Directors, with real scope to influence process and strategy Equal opportunities We are an equal opportunities recruiter, valuing diversity and inclusion and welcoming applications from all suitably qualified individuals, regardless of background.
