Senior Quantity Surveyor

Role: Senior Quantity Surveyor | Main Contractor / Housebuilder Location: Medway, Kent Project Value: Circa £20 Million Job Type: Full Time, Permanent Sector: Main Contracting / Residential Construction The Opportunity An established, privately owned main contractor and housebuilder is looking to appoint a Senior Quantity Surveyor to join its growing commercial team, taking responsibility for a new residential development near Chatham, Kent, valued at approximately £20 million.

The business has built a strong reputation across Kent and has a substantial pipeline of work secured for 2027, with further residential developments planned as part of its continued expansion. This is an excellent opportunity for either an experienced Senior Quantity Surveyor or a capable Quantity Surveyor who is ready to step up and take ownership of a sizeable project.

Reporting directly to the Commercial Manager, you'll be responsible for the commercial delivery of the scheme from the early stages through to final account, working closely with the site and project teams. Unlike larger PLC contractors, the business offers a more hands on working environment, with genuine autonomy, direct access to senior management and the opportunity to make a real impact.

With further projects secured across Kent, the position offers long term stability and the opportunity to progress within an expanding business. Key Responsibilities * Taking commercial responsibility for a circa £20 million residential development. * Managing subcontractor procurement, tendering and package appointments. * Overseeing valuations, variations, payments and final accounts. * Preparing monthly CVRs, cost forecasts and commercial reports. * Monitoring project budgets, identifying risks and maximising commercial performance. * Working closely with Site Managers, Project Managers and the wider delivery team. * Reporting directly to the Commercial Manager on project performance.

Requirements * Experience as a Quantity Surveyor or Senior Quantity Surveyor within a main contracting environment. * Strong background in residential construction or comparable building projects. * Proven experience managing subcontractor packages, procurement, valuations and cost reporting. * Commercially astute, organised and confident taking ownership of project responsibilities. * Strong communication and negotiation skills, with the ability to work closely with site teams. * An ambitious, proactive approach and the confidence to operate autonomously.
